Ordinance 1999-25 STATE OF ILLINOIS ) 12/9/99 )ss COUNTY OF KENDALL ) AN ORDINANCE PROVIDING FOR THE AMENDMENT OF THE ZONING ORDINANCE IN THE UNITED CITY OF YORKVILLE 1999 025 WHEREAS THE UNITED CITY YORKVILLE is in need of changes to (1) Article A, ESTATE DISTRICT ZONING, Section 10-6A-5 Lot coverage, (2)Article B,R-1 ONE FAMILY RESIDENTIAL DISTRICT, (3)Article C,R-2 ONE FAMILY RESIDENTIAL DISTRICT,Section 10-613-5 Lot Coverage,and(4)Article D,R-2 DUPLEX,TWO FAMILY RESIDENCE DISTRICT, Section 10-6C-5 Lot Coverage; WHEREAS, THE UNITED CITY OF YORKVILLE by and through its Mayor and City Council consider it to be in the best interest of the UNITED CITY OF YORKVILLE to enact such an Ordinance; NOW THEREFORE,be it resolved by the CITY COUNCIL AND THE MAYOR OF THE UNITED CITY OF YORKVILLE, upon motion duly made, seconded and approved, that the following amendments shall be made to the Code of the UNITED CITY OF YORKVILLE : Title 10 Chapter 6 Article A Section 5 (Estate District) 10-6A-5 Not more than thirty percent(30%)of the area of a zoning lot may be covered by buildings or structures, including accessory buildings. Drives and sidewalks on grade are not to be considered structure. Title 10 Chapter 6 Article B Section 5 (R-1 One Family Residence District) 10-613-5 Not more than thirty percent(30%)of the area of a zoning lot may be covered by buildings or structures, including accessory buildings. Drives and sidewalks on grade are not to be considered structure. Title 10 Chapter 6 Article C Section 5 (R-2 One Family Residence District) 10-6C-5 Not more than thirty percent(30%)of the area of a zoning lot may be covered by buildings or structures, including accessory buildings. Drives and sidewalks on grade are not to be considered structure. Title 10 Chapter 6 Article D Section 5 (R-2 Duplex, Two Family Residence District) 10-6D-5 Not more than thirty percent(30%)of the area of a zoning lot may be covered by buildings or structures, including accessory buildings. Drives and sidewalks on grade are not to be considered structure. SEVERABILITY: The various parts, sections, and clauses of this Ordinance are hereby declared to be severable. If any part, sentence,paragraph,section,or clause is adjudged unconstitutional or invalid by a Court of competent jurisdiction, the remainder of the Ordinance shall not be affected thereby. REPEALER: Any Ordinances or parts thereof in conflict with the provisions of this Ordinance are hereby repealed to the extent of such conflict. EFFECTIVE DATE: This Ordinance shall be in full force and effect 15 days from and after its passage and approval by the Mayor and City Council.
