AN ORDINANCE ANIENDING SECTION 10-6A OF THE UNITED CITY OF
YORKVILLE ZONING ORDINANCE TO PROVIDE FOR ESTATE LOT ZONING
PERFORMANCE STANDARDS
BE IT ORDAINED BY THE CITY COUNCIL OF THE UNITED CITY OF YORKVILLE,
KENDALL COUNTY. ILLINOIS:
WHEREAS, the Nlavor and City Council of the UN-ITED CITY OF YORKVILLE, upon the
recommendation and request of various members of the community, deem it to be in the best interest
of the community of the City in general, and for the greater public good, to amend the City's Zoning
Ordinance to ailo%% for different standards for lar�zer Lot Zonin, subdivisions, under the UNITED
CITY OF YORKVILLE Comprehensive Zoning Ordinance: and
WHEREAS, THE Citv's Estate Lot Zoning Ordinance passed as Ordinance m1994-31 and its
Subdivision Control Ordinance requires certain standards not reasonabiely suited for Estate lot
zoning, and it is the desire of the City to accommodate Estate type lots with Standards different from
those in other Cite Residential Zoninu classes;
NOW THEREFORE, the Mayor and City Council of the UNITED CITY OF YORKVILLE
upon Motion duly made, seconded and approved, hereby amend the Yorkville Zoning Ordinance as
follows:
10-6A-7; and Ordinance 4 1994-31 as follows:

1. That from the date of passage and execution of this Ordinance, Section 10-6A, R-1 One-
family Residential District is hereby amended to provide that Estate Single Family lots (or any greater
size) shall have the performance standards set out as follows.
A. All street lights shall be required at intersections with a minimum spacing of 500 feet,
with lights also placed at curves or dead end streets as required by the City of Yorkville.
B. No sidewalks are required. However, in the event sidewalks are not provided, paved
trails must be provided that meet the City's standards, specifically a 10 foot width with an exit and
entrance identification. Consisting of 2 inches of asphalt on 8 inches of CA-6 aggregate. Dedicated
easements at least 15 feet wide must be provided for the trail.
C. All driveways must be paved with brick, asphalt or concrete, and must have a concrete
culvert with a flared end sections. Culvert diameter shall be 12 inches or greater, as required by the
City.
D Streets will require a 70 foot minimum dedicated right-of-way with a 50 foot front
_yard setback. Twenty-eight (28) feet of actual asphalt with a 25 foot driving area marked by
thermoplastic reflective strip is required. Thirty-two ( 2) foot width of full depth stone to provide..
2 foot wide stone shoulders at least 12 inches thick A ditch shall be required on both sides of the
street and shall have a minimum profile slope of 1% (side slope 4.-1 on the street side, and 3:1 on the
lot side). Mail box. turn-outs will be paved, using driveway specifications to determine thickness.
E. Wells and septic are allowed if the subdivision (or lot) is not within 250 feet of water
and/or sewer service. When each lot is within 250 feet of water and/or sewer service that lot may
maintain their septic and/or well only until failure of the septic or well. At that time the lot must, if
within 250 feet of the sewer and/or water line hook-up to the sewer and/or water as the case may be,

fields shall be abandoned by pumping out the tank knocking in the cover and filling with dirt or stone.
Performance standards existing in the codification of CITY OF YORKVILLE Ordinances
including the subdivision control ordinances are superseded by this Ordinance as to Estate lots only.
All other provisions of the subdivision control ordinance remain in full force and effect.
11. This Ordinance shall become effective as Section 10-6A-7 of the Estate, One-Family
Residence District of Chapter 6 of the 1994 UNITED CITY OF YORKVILLE Zoning Ordinance
and codification thereof.
