MINUTES OF THE SIGN REVIEW BOARD OF THE UNITED
CITY OF THE VILLAGE OF YORKVILLE, KENDALL
COUNTY, ILLINOIS
HELD AT THE AUSTIN ROOM OF THE BEECHER BUILDING

The meeting of the Sign Review Board was called to order by Chairman Gary Rice. The following
members were in attendance: Janet Dhuse, Gary Rice and Joel Ottosen. Members absent were
Candi Foringer and Howard Manthei.
A quorum was established.
Others Present: Building Inspector, William A. Dettmer.
Public Hearing
SRB 96-2 Kishorbhai D. Patel, d/b/a Super 8 Motel has filed an application requesting a variance
to the Sign Ordinance 1995-29,Article IV, C-2 Permitted Signs -Business District. A variance is
requested to raise the overall height of the motel sign from 20 feet to 35 feet. The businesses along
Route 47 obstruct visibility of the sign. The address of the property is 1510 North Bridge Street.
Mr. Dettmer stressed only the height of the sign was to be raised. The size would to remain the
same.
Mr. Niten Patel, the manager of the Yorkville Super 8, explained to the board that he is getting
complaints about the visibility of their sign. Since the majority of his customers were unfamiliar
with Yorkville,they had great difficulty in finding his business. They complained that the Burger
King sign and a bush blocked it.
Joel Ottosen asked about their occupancy rates and whether there were company guidelines
concerning signage. Kishor Patel stated they were averaging about 70 % occupancy and no,there
were no specific guidelines, particularly concerning height. Mr. Ottosen conceded there was a
problem with the visibility of their sign,but was concerned about setting a precedent. Would future
businesses want their signs higher than the next, and so on?
Chairman Rice agreed the sign was blocked in most directions. The motel was especially at a
disadvantage due to its location. He felt the additional 15'would be adequate for visibility and Mr.
Kishor Patel agreed.

Joel Ottosen made a motion to deny the variance request. There was no second.
Chairman Rice made the motion to pass the variance request. Janet Dhuse seconded.
Discussion:
Joel Ottosen again voiced his concern about setting precedent. He said bear in mind the visual
integrity of Yorkville. Chairman Rice didn't agree that precedent would be set. He felt this was a
unique situation due to the building's location.
Janet Dhuse said because this motel was set back and land-locked, it really needed some visual
signage to conduct its business. She shared Mr. Ottosen's concerns,however.
Chairman Rice said if the sign were just blocked from one direction, he would be opposed to this
variance. Because it was not visible from any direction,he felt they had a real problem. He said this
is why the Board was established. Sometimes special problems arise.

Joel Ottosen - No
Motion Carried 2-1.
Chairman Rice said they therefore would recommend to the City that the Sign Review Board has
granted their request.
