Zoning Board of Appeals Meeting
Monday, March 28, 19949 7: 00 PM
Austin Room, Beecher Building
908 Game Farm Rd. ' Yorkville
Chairman Pro-Tem Mike Skinner called the meeting to order" He is
chairing the meeting in place of Martin Behrens who is ill . Roll
was called and present were Curt Medinv Ken Mandle, Larry Beach
and Mike Skinner. Not present were Martin Behrens, Mel Ahrens
and Greg Huber. It was announced that a quorum was present. Also
present were Jean Brady and Rich Artman. Alderman Jack Jones
arrived at 7: 10 PM.,
Chairman Skinner read the public notice for
They are requesting a variance to
place for sale signs on premises advertising sale of property
other than on the premises . Inland is requesting three signs;
one north of Walnut St, on the east side of Rt. 47; one east of
Ace Hardware along the south side of Rt. 34: and one north of Rt.
71 and north of Silica Sand on the west side of Rt. 47"
Larry Beach made a motion to open the public hearing , seconded by
Curt Medin" Roll call : Medin-AYev Mandle-Aye, Skinner-Aye, Beach
Aye. Motion carried"
Rich Artman spoke for Inland Land Appreciation Fund II . They are
requesting three signs, one on Rt. 34 adjacent to Rt. 47, one on
Rt. 47 adjacent to Rt. 34 and one on Rt. 47 near the intersection
of Rt. 71 on land the company owns"
Jean Brady lives at the corner of Bristol Rd. and Walnut St. and
asked the location of the sign and how long the signs would be
up" Rich Artman stated that sign would be south of Landmark Rd.
with a setback of 30 ft" The development that they have now only
has 4 lots left for sale, however Inland may try to pick up more
lots. He anticipated the sign would be up about two years. As
soon as the property that the sign was located on was sold , the
sign would be removed. The sign would be south of lot l in the
area of lot 2 .
Larry Beach made a motion to go out of public hearing, seconded
by Ken Mandle. The roll was called; Medin-Aye, Mandle-Aye,
Skinner-Ayev Beach-Aye. Motion carried"
Mike Skinner asked for clarification on the size of the sign.
and it was decided that they are only asking for location
variance.
Mike Skinner asked how far signs would be placed from nearest
neighbor and Rich Artman reported 1 /2 block"
Larry Beach stated signs should not be less than 10 feet from
property line. Rich Artman stated that the sign maker he uses
tries to stay back 30 feet.

Ken Mandle stated there already is a sign at Landmark. Rich
Artman replied the sign now there states that that property is
for sale. He would not come again for another sign. Would have
to come for another variance"
Mike Skinner asked Alderman Jones what the City felt about this?
Alderman Jones stated that there are no objections that he is
aware of.
Larry Beach stated that he would like the City to consider making
an amendment to the Zoning Ordinance to allow signs of this
nature"

Larry Beach made a motion to recommend to the City Council that
this variance be granted. Seconded by Mike Skinner. Roll call :
Medin-Aye, Mandle-Aye, Skinner-Ayev Beach-Aye. Motion carried,
Larry Beach made a motion that the Yorkville City Council
consider making an amendment to the Zoning Ordinance in regard to
placing a maximum of 2 signs on any particular property and also
review all of the sign ordinance" Seconded by Ken Mand1e" Roll
call : Medin-Aye, Mandle-Aye, Skinner-Ayev Beach-Aye. Motion
carried"
Larry Beach requested lineal footage be on the application so
they would know exactly where the sign would be placed.
Curt Medin requested that all ZBA members receive new Zoning
Ordinances.
Mike Skinner announced that Greg Huber and Mel Ahrens would like
to be replaced as members of the Zoning Board of Appeals. He has
notified Mayor Kittoe and Acting Administrator Gra& and they are
looking for individuals to fill these vacancies"
Curt Medin made a motion to adjourn" Seconded by Mike Skinner.
Roll call : Medin-Aye, Mandle-Aye, Skinner-Ayev Beach-Aye, Motion
carried" Meeting was adjourned at 7: 30 PM.
