THE VILLAGE OF YORKVILLE, KENDALL COUNTY, ILLINOIS
HELD AT THE CITY HALL
JUNE 23, 1993 7:00 P.M.
Chairman Feltz called to order the continued Plan Commission
meeting from June 16, 1993, with the following members in
attendance:
Harold Feltz, Clarence Holdiman, Don Ament,
Lawrence Langland, Michael Crouch, Tom Lindbloom;
Bob Davidson.
Others Present: Alderman Jeff Baker, Alderman Jack
Jones & City Engineer/Administrator
Don Peck.
PC93-5 Section 4,5,6,7 & 8 - Diehl Property

Bob Davidson read the zoning anaylsis check list in it's entirety
with the following concerns and suggestions:
1) Show the Plan Commission the building lay out and how they
are arranged on the preliminary plat.
2) Density
3) Parking - off street, two car wide driveways
4) No detention in section 4, can be to the east or west
5) Speak to the schools on the impact this will have on them
6) Speak to the fire department for fire concerns
7) Speak to the police department for police protection
8) No variance of R-2 1,200 sq. feet per or 1,500 sq feet for
section #5
9) Interior streets on" section #5 will belong to the City and
be maintained by the City
10) The main street in section #5 should go straight through to
Eldamain Road
11) Discuss the green lands with the Recreation Board in regards
to section #8

Bob Davidson read the zoning anaylsis check list in it's entirety
with the following concerns or suggestions.
1) Allow one cut on Route 34, 800 to 1,000 feet east of Eldamain
Road and one cut on Eldamain.
PC93-5 - Section #10 - Diehl Property

Bob Davidson read the zoning anylsis checklist in it's entirety
with the following concerns or suggestions.
1) Discuss the height of the buildings with the fire department
for any Possible fire safety tips for those heights
2) Consider an R-3 zoning for this section and amend to the
building height they request for the R-4
Chairman Feltz asked if there were any questions or comments on
this parcel.
Mike Swann stated as he understood it, the petitioner is propos-
ing driveway cuts onto Eldamain Road and he would not want to see
this occur.
PC93-7 - Annex & Rezone - John G. ' Conover

Lawrence Langland read the zoning anylsis checklist in it's en-
tirety with the following concerns and suggestions.
1) Cuts to Route 34
2) All City Ordinances apply to current zoning requirements
i.e. , frontage, set-backs, lot area etc. .
3) City & Planner to coordinated east & west roads with the
Diehl Property and the County Property
Chairman Feltz asked if there were any further questions or com-
ments on this parcel.
Lawrence Langland motioned to recommend to the City Council the
annexation and rezoning of PC93-7 with the following addendum's:

A) Sewer, Water and Utilities
B) Road access to hook on from the Diehl property which
should hook up to the Conover's Property and the
Conover's property to the County property
C) Two cuts on Route 34, one on the east property line and
one approx. 1,000 feet on the west line
Bob Davidson seconded the motion.
Chairman Feltz stated the motion has been made and seconded that
we approve to the City Council a recommendation of the annexation
and rezoning of PC93-7 subject to the addendum's.

PC93-6 - 75 acres - Kennedy Rd. Annextion & Rezone
Michael Crouch read the zoning anylsis checklist in it's entirety
with the following concerns and suggestions.
1) Road cut opposite existing road cut, approx. 1,200 feet
east of Route 47
2) Secure additional right-of-way on Kennedy Road
3) All City ordinances apply to the current zoning
requirements. i.e. , frontage, set-backs, lot area etc.
4) Green area buffer at Kennedy Road
5) Link up east-west roads with parcel to the west and
Countryside Center roadway
Michael Crouch motioned to recommend to the City Council the an-
nexation and rezoning of -PC93-6 with the pre-annexation agreement
to include:
A) Road cut opposite existing road cut, approx. 1,200
feet east of Route 47
B) Secure additional right-of-way on Kennedy Road
C) All City ordinances apply to the current zoning
requirements i.e. , frontage, set-backs, lot area etc. .

Bob Davidson seconded the motion.
Chairman Feltz stated the motion has been made and seconded that
we approve to the City Council a recommendation of annexation and
rezoning subject to the addendum's.

With no further comments evident on the topics listed on
tonight's agenda, the motion to adjourn was given by Bob
Davidson; seconded Michael Crouch.
Chairman Feltz adjourned the meeting at 10:00 P.M.
