The July meeting of the Yorkville Plan Commission was called to order by Chairman
Lindblom at 7:00 p.m.
Members Present:
Tom Lindblom, Sandra Adams, Jeff Baker, Lawrence Langland, Jack Jones, Janet Reaves,
Bob Wenman, Joe Besco, Anne Lucietto, Brian Schillinger, Andrew Kubala
New Members
Brian Schillinger and Andrew Kubala were welcomed as a new Plan Commission members.
Minutes
Mr. Wenman moved to approve the minutes from the June meetina Mr. Lanaland seconded the

Richard Marker/Subdivision Development
Petitioner Richard Marker presented plans for developing approximately 95 acres at McHugh Road
and Route 34. (Wackerlin Farm 92 acres and the triangular piece on McHugh Road.) Richard
Marker and Associates has been in business for 28 years and has developed 14 subdivisions. He
stated,"We only design what we build and only build what we design." They build and develop
within their own subdivisions.
Mr. Marker proposed building a combination of detached, custom single family residences with
approximately 10 acres being commercial development. The existing McHugh Road would be
abandoned. He would like a traffic signal at the point of the commercial property on Route 34. IDOT
would determine if thane would be a turn lane.
They propose 192 single family lots with paved, 8 ft. wide trails and 171!2 acres of open area.
Therle would be a pool/dub house and dedicated streets designed to city standards. The perimeter
lots would be 12,000 sq. ft. and the interior lots 10,000 sq. ft. backing up to the open area. Mr.
Marker stated they are trying to follow the city's master plan with their net lot size being 14,800 sq. ft.
and gross density 2.25 units. The homes would be 3-4 bedrooms, 1,700-1,800 sq., ft.with a
proposed 6 year build out. The playground equipment in the park would be supplied.
The Homeowner's Association would have restrictive covenants and the open spaces maintained by
the fees. The potential detention problems and designs were briefly discussed.
Mike,Schoppe distributed and reviewed his written report. He compared this project to the
Comprehensive Plan.

Chairman Lindblom stated there seemed to be positive comments from the Commission. Mr. Jones
stated a concern that the interior green space and 17 acre detention do not line up for a shed
cross over to each other. Ms. Lucietto expressed concerns that some smaller lots back up to larger
lots on Tuma Road.
Mayor's Message
Mayor Prochaska reminded the Commission that the Land Maps will be reviewed. The firm who
handles this has been contacted and pubic hearings will be held.
