The meeting was called to ceder by Chairman Tom Lindblom. Roll was taken and it was
determined that a quorum was in attendance. There was a review of the prior meeting minutes
and a motion was made my Andrew Kubala to accept the minutes as presented. The motion was
seconded by Lawrence Langland. The motion carried and minutes were approved.
Old Business:
PC 99»90 Concept Phm#2-Fox River Estates,Wyndham Homes,Phil Knkwkn
Phil Knierim and Gary Weber,with Gary Weber Associates presented the revised project to the
Commission. There were many revisions made to the plan that were representative to the
issues suggested by the plan commission at the prior meeting. Each lot was a minimum of
12,000 square feet. There was a landscaped entry way that also included a buffer along fox Rd.
There was a sizable park at the entrance of the development with green area through out and a
set aside area for a future regional trail system. There are only 180 units that is less than 2 units
per acre. There were rnemos presented from both Mr. Shoppe and Mr.Wywrut,both of whom
were absent. These memos are attached. A temporary emergency access was placed If the
need should arise and a second roadway were needed. This temporary access would revert
back to usable lots when the adjoining property is developed. A notation was made with
reference to Mr. Shoppe%memo. It Stated that the north park area credited to the land COM
requirement should not include floodplain property or detention property. Mr.Baker also was
concerned with the lack of parking area at the north park area. The developer stated that the
north park area is currently being looked at being neighborhood.area and not public park area. It
was commented that the revised plan is following requirements and has improved ably
since the last. A concern was raised about the detention area next to the railroad track& it was
a concern if there was any regulation against it. There was some concern with the turns in some
of the streets and if there would be enough of a turning radius for emergency equipment. There
was also concern with a detention area being held in private lots. It was noted by the developer
that the tots affected are also deeper.
A motion to adjourn the meeting was made by Andrew Kubala and seconded by Arne Ludo.
