Price Charles Beaudry Harold Feltz Gregg Gabel Dale Woodwonh Ma_'t / 1?/ Chairman Robert Coleman opened the public hearing - Petition to Annex & Rezone to R-3 by Ira Perkins for the purpose of constructing a duplex apartment building on Route 47 immediately south of Fox Valley Shopper property. Attorney Tom Grant, representing the petitioners Vida M. Perkins and Photo-Instrument Tooling Company, Inc., presented a Plat of Survey of the property containing .909 acres. He stated they had filed a petition for annexation to the city and a request for rezoning to R-3, General Residence District in order to construct a two unit apartment building. The Vox Valley Shopper is located north of the property and to the south is a home and further south are the present duplexes. Mr. Perkins stated the duplex would be similar to the present buildings and would be either white or red brick. The property presently.has county commercial zoning so that this would be a down- zoning.The Plat of Survey shows a water main easement across the middle of the property. Mr. Langland stated that perhaps the water line went to a car wash that had been demolished. If the water line was there because of the old car wash, he felt there was no reason why it could not be vacated, but stated this decision would have to be made by the city council. The sewer hook-up is on Bristol Road. It was noted that both sewer and water were available to the site. Mr. Feltz stated he felt this plan was compatible with the surrounding area. Dr. Coleman asked if any objectors were present. There were none. He then closed the public hearing. Dr. Coleman opened the regular meeting of the Yorkville Plan Commission. Those in attendance were Dr. Coleman, Mr. Feltz, Mr. Langland, Mrs. Price, Mr. Beaudry and Alderman Simmons. Mr. Feltz moved to approve the minutes of the March meeting and was seconded by Mr. Langland. All present voting aye. Motion carried. 81.3 Petition to Annex and Rezone to R-3 by Ira Perkins a parcel located on Route 47 immediately south of Fox Valley Shopper property for the purpose of constructing a duplex apartment building. Mr. Langland stated this down-zoning would enhance the property and that he was fully in favor of the plan. Mr. Langland then moved to recommend that the city council approve the petition for annexation and rezoning to R-3. Seconded by Mr. Feltz. All present voting aye. Motion carried. Mr. Beaudry moved to adjourn the meeting and was seconded by Mrs. Price. All present voting aye. Meeting adjourned. Betty Huston, Secretary
