MARCH 1975 Acting chairman Robert Mahoney called the March, 1975 meeting to order. Those in attendance were Mr. Mahoney, Mr. Dollman, Mr. Olsen, Mr. Feltz, Mr. Roger Simmons, Mr. James Clarage and Mr. Clark Bartell. Mr. Olsen moved to approve the minutes of the February 1975 meeting and was seconded by Mr. Dollman. All present voting aye. Motion carried. It was announced that all members of the plan commission must annually sign an ethics statement. Mr. Mahoney read a letter to the planning commission commending the Yorkville Building Department for it's award from the Home Builder's Association. 75.11 Final Plat Review — Mulhern Court Max Peterson, attorney for Brian Mulhern, presented the final plat for t Mulhern Court. A letter was presented from Clarage and Associates showing several requirements in the subdivision ordinance that have not been met. (See attached letter ). The commission members discussed these seven points. The surety bond is set by the city engineer and he will review the plans prior to the April meeting. Clarage & Associates will write a letter or recommendation if all requirements are met. Mr. Dollman moved that the final plat review for Mulhern Court be tabled until the April meeting and was seconded by Mr. Olsen. All present voting aye. Motion carried. t 75.12 Report — Route #34 Corridor Study Mr. Harold Feltz reported that a meeting of the Route #34 Corridor Study Commission was held March 19th in Oswego. Ten maps instead of four ► : will now be used to cover the Route 34 corridor. The meat meeting will be held April 16th in Yorkville. He also handed out minutes for the January and March meetings. ` E' 75.13 Report and Revid, Subdivision Control Ordinance j. A table of contents was presented on the Yorkville Subdivision Ordinance by Clarage & Associates. The rough draft of the ordinance will be presented at the April meeting. It was suggested that the final ordinance be printed in looseleaf form for ease in changing any ordinances. The ordinance will go ` into effect when signed by the mayor and clerk. Mr. Dollman moved the meeting be adjourned and was seconded by Mr. Feltz. All present voting aye. Meeting adjourned. i ik {y 1 I 'rr i. Elizabeth Street P Yorkville, Illinois 60560 I RE: Mulhern Court: Final Plat Dear Mr. Anderson: We have reviewed the final plat for Mulhern Court and find it conforms to the approved Preliminary Plan. There are, however, several requirements in the subdivision ordinance that have not been met. They are the following: 1. Scale of drawing shown graphically. 2. Date of drawing. 3. Specifications for iron pipes. 4. Building set-back lines with distances. 5. Space for the signature of the officials concerned with the specifications for utilities and improve- ments. 6. Improvement drawings and specifications. 7. A surety bond may be required to cover the costs of installing the improvements. We recommend that a bond be required before approving the final plat. After the plat is recorded, lots can .be sold, there- fore, a guarantee must be provided assuring the City that the project will be completed as proposed. Respectfully Submitted, JAMES B.
