Those in at- tendance were Mr. Anderson, Mr. Mahoney, Yr. Langland, Mr. Feltz, Mr. Olsen, Mr. Madden, Mr. Dollman, and Planning Consultant James Clarage and his assittant, Clark Bortell. Mr. Mahoney made a motion to approve the minutes of the pre- vious meeting as mailed, seconded by Mr. Dollman. All voting aye. 71 .01 Glen Davidson Mr. Davidson was represented by Attorney Max Peterson. Mr. Davidson owns property at the northeast corner of the intersection of Bridge Street and Somonauk Street. The property is presently zoned mart business and ;part residential. fir. Davidson is petitioning to divide the property into four lots, two fronting on Bridge Street and two fronting on Somonauk Street. He is also petitioning to realign the B-1 business zoning classification so that all of lots 3 and 4, fronting on Bridge Street, would be zoned business, and that lots 1. and 2 would be zoned residential. Mr. Peterson said that Mr. Davidson has no immediate plans for development on the business property, however he has contemplated office space or small retail businesses . Mr. Tvahoney made a motion to recommend approval- of the petition to divide the property into four lots as per the preliminary plat; and to recommend approval of the eti_tion to realign the zoning on the property, with a change in the second paragraph of the petition to make ". R-1" read "residential." This was seconded by Pair. Feltz. Voting: Mr. Anderson yes, Mr. Dollman yes , Mr. Mahoney yes, Mr. Feltz yes, Mr. Langland yes. Motion. carried . ✓ '71.02 Comprehensive Plan Review Mr. Clarage and Mr. Bortel.l presented soil condition, land cover, existing use, and planned use maps of the Village of Yorkville and the area within one and a half miles of the city limits. Mr. Clarage said that the completion of the maps represented about 95 per cent of the work on Phase I of the city's Comprehensive Plan. Mr. Olsen made a motion to forward the maps to the City Council and to recommend they be approved with the revisions suggested by Commission members.This was seconded by Mr. Langland.. Voting: Mr. Anderson yes , Y r. Dollman yes, Mr. Mahoney yes , Mr. Olsen yes, Yr. Feltz yes , and Mr. Langland yes. Motion. carried. The meeting was adjourned and closed. Coleman, Mayor Aldermen of the United City of the Village of Yorkville, Illinois Re: [A] PLANNING RECOMMENDATIONS for SUGGESTED COMPREHENSIVE AMENDMENTS to CITY of YORKVILLE, ILLINOIS, ZONING ORDINANCE [B] ZONING MAP The ZONING COMMISSION has conducted three public hearings and held at least four executive sessions with members of the James B. Clarage and Associates firm to review, revise and update the information herein presented. We feel that the final draft of [A] and the revised [B] have been throughly discussed, reviewed with objections considered individually, and revised to accomodate the best interests of a controlled and orderly growth of our city.
