MINUTES OF THE SPECIAL MEETING OF THE YORKVILLE PLAN COMMISSION, 10 SEPT. 1974
Mr. Anderson called the meeting to order. Those in attendance were ft
Mr. Anderson, Mr. Mahoney, Mr. Feltz, Mr. Dollman and Mr. Simmons.
8.04 Pottinger and Gabel, Owners, Petition to re-zone from B-3 to B-2
Hydraulic Avenue, Yorkville, Illinois. ;
Attorney Anthony Bassak, representing Pottinger and Gabel, stated the
property located west of the post office now has a B-3 zoning which has a
set back requirement for all buildings of fifty feet from the road. Under
B-2 zoning, no set back requirement is stated. Pottinger and Gabel wish "
i to build twenty feet from Hydraulic Avenue in order to conform with their
other building which is located twenty feet from the street. The proposed
building will be the same type as the one now there and will have the same
use—four apartment units and general-,.business. Also under B-3 zoning
there is a lot size requirement of 20,000 square feet minimum whereas
B-2 zoning requires only 59000 square feet. The property in question has
about 199700 square feet.

Mr. Mahoney felt there might be a parking problem. He questioned if there
would be sufficient parking available for both buildings. Mr. Anderson
stated that sufficient parking is minimal and that at least twenty-one
parking spaces would be needed for each building. The commission members
felt that consideration should be given by the owners to the following points
and presented to the Planning Commission at the next meeting.
1. twenty-one to thirty parking spaces should be provided.
2. Angular parking should be shown.
3. Type.of surface of the driveway should be shown.
4. Is the sidewalk to be continued past the build-r}g?
5. The green areas should be defined. k�
6. The access to the building should be defined. i
7. A cul-de-sac or turn around at the rear of the bulding
should be detailed.

The commission members felt the twenty foot set back for esthetic reasons
would be acceptable but that the other areas in
P question should be defined
,. before action could be taken. r
{ Mr. Mahoney moved to table the petition until the neat plan commission
meeting. Seconded by Mr. Dollman. All present voting aye. Motion carried. k

8.05 Blaine Harker, Developer Harker Subdivision, Unit 2, Yorkville, Illinois
After reviewing Mr. Harker's preliminary plans of a eleven lot subdivision,
Mr. Mahoney moved that the preliminary plat be accepted as submitted.
Seconded by Mr. Feltz= All present voting aye. Motion carried.
Mr. Mahoney made a motion to adjourn the meeting and was seconded by
Mr. Feltz. All voting aye. Motion carried.
