MINUTES OF THE REGULAR MEETING OF THE YORKVILLE PLAN COMMISSION
NOVEMBER 27, 1973
Mr. Anderson called the meeting to order. Those in attendance
were Mr. Anderson, Mr. Mahoney, Mr. Langland, Mr. Dollman, Mr. Fauth
Mr. Feltz, Mr. Madden, Mayor Coleman, Attorney Dickson, Mr. Clarage
and his assistant, Clark Bortell.
Mr. Langland made a motion to approve the minutes of the
September meeting and the special meeting in October, seconded by
Mr. Dollman. All voting aye. Motion carried.
11.01 Countryside Center Subdivision
Developer Robert Loftus presented the final plat for an
apartment complex on Block 3 of Countryside Center. The complex mill
include 13 apartment buildings. Mr. Clarage suggested sending a
copy of the final plat to the city building officer to insure that
when permits are issued, the plans are followed.
Mr. Langland made a motion to recommend approval of the final
plat, with a caution to the City Council that the developer has
been advised by the Plan Commission of the difficulty of resubdividing
the property into individual lots. This was seconded by Mr. Dollman.
Voting: Mr. Anderson yes, Mr. Langland yes, Mr. Dollman yes, Mr.
Feltz yes, Mr. Fauth yes. Motion carried.
11.02 Petition to re_zone_pro_peerrt_y at Countryside Center
Contract purchaser Robert Loftus is petitioning to rezone
from "Single Family Dwelling" to "2-Family Dwellingg" lots 22,23,
24,25,26,27,2$,29,30,31,32,33,41,42,43,44,45 and 46 in Block 10
Unit 4 of Countryside Center. He plans to construct Colonial style
duplexes with garages on the lots.
Mr. Clarage suggested resubdividing the eight lots which
front on Countryside Parkway, to eliminate private driveways on a
main street.
Mr. Langland made a motion to recommend approval of the
petition to rezone provided eight of the lots are resubdivided
so there are no private driveways entering onto Countryside Parkway;
this would mean resubdividing lots 30 and 31 to front on Kendall
Drive, lots 32,33,41 and 42 to front on Palmer Court, and lots
43 and 44 to front on Center Parkway; and the Plan Commission desires
to review the layouts of the driveways before building permits are
issued. This was seconded by Mr. Feltz. Voting: Mr. Anderson yes,
Mr. Langland yes, Mr. Dollman yes, Mr. Feltz yes, Mr. Fauth yes
and
and Mr. Mahoney yes. Motion carried.
Plan Commission members were reminded the Zoning Commission
will meet Dec. 6 at 7:30 p.m. at City Hall.
Mr. Bortell told Commission members that his firm has
received the base maps and they expect to have Phase I of teh
Comprehensive Plan finalized in six weeks.
Mr. Langland made a motion to change the regular meeting
place of the Yorkville -.Plan Commision to the City Hall, seconded
by Mr. Mahoney. All voting aye. Motion carried.
Mr. Langland made a motion to suspend the December meeting
of the Plan Commission if the City Council has no action for it;
or to change the meeting date for December to the third Tuesday,
Dec. 18, if there is business to act on. This was seconded by
Mr. Mahoney. All voting aye. Motion carried.
The meeting was adjourned and closed.
