FOX HILL-Preliminary Plan of POD #11 Multi-Family Unit #5
The summary Mike Schoppe wrote of July Planning Commission was reviewed.
The exact acreage of the property was confirmed by Chris Lannert at 12.82 acres.
The approved zoning allows for (12.82 acres x 7 units/acre =) 90 units total.
The developer agreed to submit a total of 92 units to the Planning Commission on
8/5/98 for meeting on 8/12/98. This unit reduction will be accomplished by
eliminating one duplex from the interior pod. With the elimination of one of the
duplex units from the interior pod, a 25 ft. setback will be implemented along the
inside curve of Chestnut Lane (along duplexes). On the outside curve of Chestnut
Lane (by the courthomes), a 20 ft. setback is recommended. The developer agreed.
The developer agreed to implement 16 additional parking spaces that will be
provided for at the end of the parking courts located opposite Chestnut Lane. They
will also allow space for emergency turn around. The on street parking will be

limited to the south and east side of Chestnut Lane only (the outside of the curve).
Tony Graff stated that the street lighting should be kept standard throughout the
subdivision.
The extension of Sycamore Road improvements to Rt 34 need to be completed with
this unit. Mike Cap is revising the seperate set of plans for this and will resubmit to
us in approximately 1 week.
Joe stated that IDOT has approved the plans for the Route 34 intersection. This
issue is going to Committee of the Whole on 8/6/98. The City has the plans for the
intersection but need certain Ordinances, Resolutions and agreements approved.
But, before that the Engineering estimate (provided by Mike Cap) must be
submitted for review to establish bond amount. In the joint agreement, it states that
Paul Dresden will provide all the underground for the traffic signal. Also, that we
will conduct an annual warrant analysis and submit the results to the State. When
the State feels that the signal is warranted, the City will be required to complete it.
The developer agreed to construct sidewalks on both sides of Chestnut Circle and
Chestnut Lane, as well as John and Sycamore Sts., to keep uniformity with the
subdivision.
Mike Schoppe asked if the duplex lots are platted lots. They are platted and the
developer will superimpose them onto this plan.
Chris Lannert stated he will have the landscape plan to us tomorrow.
Mike Schoppe stated that they should show adjacent zoning on the plans. It is
office-mixed use to the east(annexed) and single-family residential to the south
(unincorporated).
Jim Nanninga stated that we need all plans for the Planning Commission Meeting by
10:00 a.m. on 8/5/98.
