GREENBRIAR UNIT 4
Joe showed and explained the changes that Ron Bauer shows on the replat &
resurvey of the duplex area of Greenbriar unitl resubdivided as unit 4 for Ron
Wherli. Originally there were 10 duplex lots on the plat and they are requesting a
change to 13 single family lots. Out of the 13 single family lots proposed, 10 of
them don't comply with the minimum size requirements of the zoning ordinance.
They are close but do not comply. Joe, Bill, J.T., and Jim all agreed they are bound
by the ordinance to send to Plan Commission with a negative recommendation at
this point. If they replat to show compliance with the size requirements of the
zoning ordinance, then they would recommend.
Joe asked what should be done about the water services? Right now there are 2
sanitary and 2 water services for each duplex lot. We need to plan which will be
abandoned and which ones will be used. Joe and Jim agreed to reuse as many as
possible perhaps by angling them. Jim said it will probably mean revising the
engineering plans. Joe agreed and stated they need to recheck the location of the
street lights and water hydrants, too. This all depends on how many lots they plan.
Once they decide that, then we can do the plan. Joe will get a memo to Jim
reiterating this.
It was agreed to notify Ron Wherli of the Plan Commission meeting set for 6/10/98
and that this issue will be on the agenda with a negative recommendation from Plan
Council on this plat as it stands.
Jim asked if there was any additional business.
