BRISTOL-KENDALL FIRE DEPARTMENT -NEW FIRE STATION
Wywrot stated that he has gone over the plans and they need to have a plat of consolidation for
the site as it is 3 separate lots and needs to have interior lot lines eliminated. Also needs a
document of dedication of easements, and a landscape plan that needs to be sent to the Lannert
Group for review. They also need to remove gravel from the frontage road. Also there needs to
be a letter of credit to guarantee the improvements.
Wywrot felt the water valve should be relocated to connect to the 12" water main. He stated that
he talked to Bill Dettmer regarding installing a separate water service for domestic and sprinkling
asking if that would be allowed.
In regard to sidewalks, Wywrot stated this is a private development and he spoke to Dettmer
regarding requiring sidewalk along Beaver Street and/or Route 47. Dettmer felt it was not
appropriate, so the City will probably not require this as there are no sidewalks in Fox Industrial
Park at all. Graff stated he felt the City should keep something open in this regard for a
pedestrian or bike path type of path along Route#47. Graff also stated that the City has never
discussed a plan for sidewalks along Route 47, and he would prefer a path along the west side of
the street. Wywrot stated that because there is none in that area, and as it is a State right-of-way
the City can ask IDOT if it is wanted in the future.
In regard to sanitary sewer this is City of Yorkville sanitary sewer and he wants to avoid any
confusion that may arise. We can note to avoid confusion that this is a private line. A vacuum
test is a standard requirement, as well as a low pressure air test.
As it stands now the driveway to the booster station, only calls for a 10' wide drive. Because the
frontage road will be blocked off in the future, Wywrot stated he felt they should align with the
curb along Beaver Street to the east. Nanninga stated that repaving Beaver Street is outlined in
the Capital Improvement Plan and the start is planned for Spring with completion before
Christmas. Ideally the City would like to be able to complete this just prior to the Fire
Department building being completed. The construction equipment traffic would be completed

just before the road would be finished. This would prevent damage to the new road, and the road
construction would be complete just prior to the Fire Department building being occupied, and
there would be no access problem.
Wywrot stated for Item 12, Jim I'll ask for your input here since they have sized their detention
based on .152 acres and the subdivision ordinance specifically says that areas drained to Elizabeth
street stated 110 cfo, but they did only provide for 100 year release rate, and we do want
something in there to accommodate a two year and 25 year storm.
Wywrot stated that in regard to plastic pipe, it has a certain allowable rating and they have
exceeded that rating.
The last item is the water service and the detail should show a 4" DIP and gate valve, so this
needs to be revised and Wywrot stated he would go over this with them.
These revisions should be made and then given to Joe Wywrot and Bill Dettmer.
Tony stated that there could be a delay with emergency vehicles pulling into traffic on Route 47,
and maybe they should go over this with IDOT to let them know the Station is coming. Fairfield
stated they do have some problems entering traffic now and wait for traffic to clear. Graff stated
there could be a signal with IDOT approval. He has a meeting with IDOT August 1 st, and will
mention this. Wywrot stated that they should not contact IDOT as the City will need a highway
plan for landscaping based on the plan. Fairfield doesn't know about the landscape plan. They are
revising some of the building rooms, but they will be the same size and they have no expansion
plan. Perhaps sub-stations in the future. The bids will be let in January, and will be opened in
February with a construction start in May. There was a short discussion regarding the letter of
credit. They will be asking for building permit fees to be waived. Perhaps they could work
something out with Dettmer and Wywrot for inspections.
Wywrot will set up appointment to review with Jim Michaels.
