Plan Council Minutes 1995 04-11-95 J CITY OF YORKVILLE PLANNING COUNCIL TUESDAY, APRIL 11, 1995 9:30 AM GAME FARM HOUSE Those present were J.T. Johnson, Bill Schmanski, Bill Dettmer, Tim Fairfield, Ron Diederich, Ralph Pfister, Kenni Eberlin, Richard Undesser and William Murphy. UNDESSER J.T. Johnson opened the meeting in Jim Nanningas absence, and explained to Mr. Undesser and Mr. Murphy the role of the Planning Council as a recommending body to move on to the other steps in gaining City approval on this property. Mr. Murphy, Mr. Undessers attorney, stated that he and Mr. Undesser were present to listen to the City requirements for annexing and rezoning the parcel of land on the south west corner of Galena Road and Route 47, consisting of 260 acres. They would like to rezone the property to R2 with the exception of a 600" strip along Route 47 that they would like to zone B3 and a 300' strip on Galena Road and Route 47 zoned B2 with a special use for a gas station. Bill Schamanski asked if they had continuity with the City borders. They need to be continuous with a width of 50'. Mr. Murphy stated that they are continuous by 66' with the City along the south border of the property with Inland. Ralph Pfister stated that they needed to also annex into the Yorkville-Bristol Sanitary District, and that was a separate process than annexing into the City. J.T. Johnson stated that the Planning Council did not have a problem with B2 & 3 rezoning but the R2 is going to be difficult because of the sewer. Mr. Undesser would have to agree to pay the costs of the sewer and the nearest line is probably Blackberry Creek. Discussion followed on the different zoning on the property and Mr. Undesser stated that he would zone the property Ag. 1 except for the 600' strip will be B3 and the 300' strip a B2 with a special use. Mr. Murphy stated that Mr. Undesser wished to fit in with the City's plans for this area and is willing to work with the City completely on this property. Bill Schmanski asked if Sidwells had been done and stated that this will be a big help for all concerned for planning this property. J Page 2 Planning Council Minutes April 11, 1995 Ralph Pfister, after looking at the map, stated that Mr. Undessers property is out of the Yorkville-Bristol Sanitary District and that he would need a special annexation with the EPA. They are slow so get started now. Mr. Murphy asked if there was anything else. J.T. Johnson explained the billing process with Pavia-Marting and The Lannert Group. Bill Schmanski made a motion to recommend the Undesser property be annexed to the City under Ag. 1 with the exception of the 600' strip a B3 and the 300'strip a B2 with a special use. The motion was seconded by Bill Dettmer. J.T. Johnson adjourned the meeting at 10:30 AM. Minutes b Pati Bradstreet
