MINUTES
COMMITTEE MEMBERS AND CITY STAFF PRESENT:
Charman Richard Scheffrahn
Tom Smith
Lynn Burks
Building Inspector Bill Dettmer
Alderwoman Val Burd
CALL TO ORDER:
The meeting was called to order by Chairman Richard Scheffrahn at 7:05 p.m. The
Committee roll call included Chairman Richard Scheffrahn, Tom Smith, and Lynn Burks.
Also present were Building Inspector Bill Dettmer and Alderwoman Val Burd.
APPROVAL OF MINUTES:
The minutes from the February 17, 2005 meeting were approved on motion by Tom
Smith and seconded by Lynn Burks. The motion was unanimously approved.
213 S. BRIDGE STREET—BOB DEARBORN:
Since there was no representative from the owner of 213 S. Bridge Street present,
Chairman Richard Scheffrahn asked Bill Dettmer to give an update on the situation. Bill
Dettmer indicated that Bob Dearborn had put an enclosure around the garbage area
behind his business. This was installed, inspected, and meets the codes of the
municipality. There was only one small alteration made for safety purposes because of
the location of the electrical panels. But Bob Dearborn did follow through with all that
he said he would do and it has made a definite improvement.
Chairman Richard Scheffrahn stated that Bob Dearborn has submitted invoices totaling
$10,261.00 for the City to pay half of the total amount. A motion was made by Lynn
Burks to approve payment and was seconded by Richard Scheffrahn. Roll call vote:
Lynn Burks Yes, Tom Smith—Yes, and Richard Scheffrahn—Yes. The motion was
passed.
ADDITIONAL BUSINESS:
Bill Dettmer indicated that the Saw Mill Pizza Place is in town in which we have
received excellent cooperation from Mr. Coffey. Bill Dettmer has given Mr. Coffey the
forms to fill out to come in for facade improvement. Bill Dettmer has asked the
Committee to welcome him.
ADJOURNMENT:
The meeting adjourned at 7:20 p.m. following the motion by Lynn Burks and seconded
by Tom Smith. The motion was unanimously approved.

Façade Review Committee
It is our pleasure to submit this Façade Grant application to you and it is our
sincere hope that you will find the renovation project of our property at 135 East
Van Emmon within the guidelines of the Committee's goals and worthy of
consideration.
The former Makie Music building on the north west corner of Van Emmon and
Heustis has had many uses over the years, besides being a music store it has
served as an auto dealership, an auto detail shop, construction office, church, dog
training school, and has had many other uses over the past century or so that the
building has been in existence. It is currently occupied by The Association for
Individual Development and Sawmill Pizza.
Many haphazard interior and exterior renovations over the last hundred years have
left the building showing its age. Although dilapidated on the exterior and with no
plumbing, heating, air conditioning, or electrical systems to speak of in the lower
level the building was structurally sound. The 8'3" ceilings presented a challenge
but we were excited by the downtown development meeting that we were invited to
where the idea of individual property owners developing their properties with a
common theme was being promoted by Yas Fichtel on behalf of the City.
With both of us living in Yorkville for over twenty years the opportunity to preserve
part of the character of the old downtown was appealing to us. It would be a shame
to have a developer come in and knock down all the buildings and rebuild it with
something that didn't look like Yorkville. We liked it the way it was when we
moved here and we still do, change is inevitable but some things are worth saving
and the heritage of our home is one of them. We felt that preservation of the
downtown district was important, enough so that we were willing to take a lead
role in the current downtown redevelopment.
One of our primary goals was to renovate the façade as there were multiple small
windows cut into the masonry walls, many old ones patched up with brick that
didn't match, old garage doors that didn't work, there was no exterior lighting,
doors were barely functional, and the place looked a mess as the photographs
attached to this application will attest.
We wanted the building to have a late 19t century feel and we looked at brick,
several types of siding, painting and finally settled on DRI-VIT as it gave us the
greatest flexibility in design and color. We wanted to remove the smaller windows
and install larger ones that would take advantage of the view of the park and river
from the inside and provide a neat and clean appearance from the outside, and we
wanted to have entry and exit that was accessible, attractive and inviting.
November 1, 2005
Page 2
We installed awnings and lighting that truly add beauty to our building and have
an effect on the surrounding neighborhood. We are nearly complete with the
process of landscaping the entire property including a retaining wall, two parking
lots, patio, pond with a 6' cascading waterfall, live ornamental fish, maple trees,
pine trees, low voltage lighting systems, new sidewalk, handrails, stone work, and
massive granite boulders.
The business we decided to put in the lower level we felt needed to add to the
preservation of our community's heritage as well, and Sawmill Pizza arose out of
that desire. Nicholson Logging and Lumber is a part the heritage of downtown
Yorkville and Dan is a colorful character and a part of our legacy. As long as the
Sawmill is around that part of our town will be remembered.
The artifacts we have from the logging industry hanging on the walls as well as the
log siding and rough cut ceiling timbers provide a relaxed atmosphere and an
ambiance found nowhere else in Yorkville.
I was sitting on the patio the other night listening to the gentle sounds of the
waterfall and the smell of burgers and freshly made dough was floating on the cool
evening breeze. I looked in through the windows and saw our children yours and
mine laughing and playing, I saw families dining together enjoying each others
company, and I saw a couple leaving, holding hands and heading towards the
park.
That is every evening at the Sawmill, with our families, our children, in our town.
We are proud of what we have accomplished for ourselves and for our community
and I trust that as you look at the pictures that accompany this application you will
be as well.
Sincerely,
Dan O'Neil
Linzie Coffey
