Public Hearings:
1. PC 2006 -31 - George Fisher, petitioner, has filed an application with the United City -of
Yorkville, Kendall County, Illinois requesting a Special Use Mixed Use Retail/Residential
component to the properties presently zoned B -2 General Business District. The real
properties consist of approximately 0.30 acres at 201, 202, and 203 South Bridge Street in the
United City of Yorkville, Kendall County, Illinois. The petitioner is requesting a variance to
Zoning Ordinance 10 -7C -1 and 10 -7c -2 for an increase in the number of single family units
allowable in a business use building, a variance from Zoning Ordinance 10 -7C -4 and 10 -7C -5
for a decrease from 20 feet to 0 feet for the rear and side yard setbacks and an increase in lot
coverage of 10 %. The petitioner is requesting a variance from Zoning Ordinance 10 -11 -3 to
reduce the minimum parking lot aisle to 22 feet 4 inches and Zoning Ordinance 10 -11 -4 to
reduce the amount of required off - street parking spaces necessary for the proposed uses.
