Public Hearings
1. PZC 2026-05 Pioneer Development, LLC, as the petitioner and contract purchaser, along with
property owners Galena & 47th, LLC, MPLIV10, LLC, Sanjay and Sameer Gupta, Dale L. Konicek,
LLC, and The Konicek Family Limited Partnership, have submitted an application to the United City
of Yorkville, Kendall County, Illinois for a Major Amendment to an existing Planned Unit
Development (PUD) (Ord. 2025-77) of approximately 1,037 acres referred to as Project Cardinal data
center campus. The petitioner is requesting an amendment to the previously approved Phasing Plan.
The subject property is generally located northwest of Route 47 and Galena Road, south of Baseline
Road, and east of Ashe Road.

1. PZC 2026-04 Kendall County Petition 26-16, Thomas A. Schnabel, Jr. on behalf of Two Star
Enterprises, LLC (Petitioner) is seeking a map amendment (rezoning) for 31.75 +/- acres directly
west of 1255 East Beecher Road from A-1 Agricultural District with a Special Use Permit to M-2
Heavy Industrial District. The purpose of the request is for the operation of a truck and semi-trailer
storage facility, along with other related industrial uses. The real property is located west of East
Beecher Road and approximately .33 miles south of Galena Road in unincorporated Kendall County.
