The meeting was called to order at 9:00 am by Joe Wywrot.
PC 2009-03 Collier Mile and '/ Review
Ms. Boettcher recommended that the petitioner may want to use the City's sign
ordinance as a guideline, especially regarding signage in residential districts. She also
pointed out the provisions in the City's landscape ordinance regarding parkway trees,
and landscaping on perimeter and parking lots. Ms. Boettcher also noted the counties
setbacks for a business district.
The house is close to Route. 34. There are no proposed changes to the back of the
property, and all trees will remain. Ms. Collier stated there will be a monument sign in
the front where the cactus now stands.
Anna Kurtzman asked the petitioner why she was not petitioning to annex. Mr.
Kramer stated since there was no infrastructure in place connecting to Lynwood or
Grande Reserve, therefore in the future, Ms. Collier can select either annexing to
Yorkville or Oswego.
Ms. Kurtzman said that the Yorkville code requirements for parking would not be met.
Mr. Kramer said he may apply for a county variance for parking along the east side of the
building—or for a special use text change with the zoning change B-1 to B-2. The
county ordinance states that parking must be no closer than 5' of side yards.
All parcels directly adjacent to the property are residential. Ms. Collier stated that the
east drainage run-off goes toward the additional easterly property owners. The right of
way on the property, when Rt. 34 is widened, will have a huge impact on the parking and
front setbacks on the property. Ms. Dearborn said an additional 35+ ft. to the ROW will
be needed when the Rt. 34 project is completed.
Mr. Kramer will contact Dave Alexander at IDOT regarding the plans submitted by the
petitioner. Mr. Wywrot would like the petitioner to consider aligning Lyncliff Drive and
her property driveway.
