Development Director Eric Dhuse, Dir. of Public Works Anna Kurtzman, Zoning Coordinator Charles Wunder, Urban Planner Dave Mogle, Director of Parks & Rec (9:50am) Tim Fairfield, BKFD Guests: Erich Schoedl, Bakers Subdivision Attorney Greg Ingemunson The meeting was called to order at 9:30 am by Joe Wywrot. The December 28 minutes were approved as written. Lot 4 Baker's Subdivision— 1.5 Mile Review Ms. Kurtzman, in reference to Ms. Houseman's memo, stated the City needs confirmation that the new lot has easements to Rt. 34. The City is asking for copies of the documents 75-1464 and 75-2146. The plat of subdivision should show the setback lines. The City zoning standards will be recommended to Kendall County. Joe Wywrot stated the nearest water main is at the Route 34/Countryside Parkway intersection and could be extended across Rt. 34 to connect to water at Tuma Rd. and Dakota Street. The Smith engineering study in 2003, funded by the City, gives four options extending Countryside Parkway across the Fox River, all affecting this property. The City is not proceeding with the parkway currently. There is discussion of a storm sewer outfall to the Fox River. Joe Wywrot is asking the developer for the establishments of public utility easements in setbacks along all four sides. Gregg Ingemunson asked about tapping on to the utilities at a future date. Travis Miller suggested that a draft agreement be proposed at the Economic Development Committee, potentially negotiating the tap on fees and/ or recapture fees. YBSD fees would be paid to the sanitary district. This will be at the Feb. 14 Plan Commission. Regarding agenda item (2), the City will be accepting a re-application of Castle Bank#8432 —PUD and (4) Yorkville Market Square- Final Plat will be at the Feb. 14 Plan Commission.
