Plan Council Minutes 2007 12-13-07 APPROVED Plan Council December 13, 2007 Attendees: Joe Wywrot, City Engineer Stephanie Boettcher, Sr. Planner Dave Mogle, Director of Parks & Recreation Anna Kurtzman, Zoning Coordinator Eric Dhuse, Director of Public Works Charles Wunder, Urban Planner Travis Miller, Dir. Of Comm. Development Director Ron Diederich, Yorkville Police Guests: Dan Kramer, Attorney The meeting was called to order at 9:05 am by Joe Wywrot. The October 25 minutes were approved as corrected. Hattner Annexation and Zoning Dan Kramer stated this property is not contiguous to the city, and the potential for commercial property along Route 47 and Walker Rd. is unknown at this time. The area is in Yorkville's comprehensive plan. The diagram shows 14 acres of commercial property along Rt. 47, however the potential for as much as 28 acres of commercial may develop, and if the multi-family area is a buffer between would reduce acreage in the single family area. Travis Miller stated that a PUD request must follow the PUD ordinance, and the petitioner will need to submit a concept PUD plan per these requirements. Northwest of the property is MPI property. Land uses of these developments should be considered when looking at this property as well as the Bretthauser property, which is directly west of Hattner's property. The bike trail goes down Penman Rd. to the east of the property, along the south side along Aux Sable Creek and to the west side along Rt. 47. Dedication of the bike trail/path easement would not be problematic for the petitioner. Rt. 47 will widen to the west and the ComEd right of way is on the east side of Rt. 47. Joe Wywrot suggested Mr. Kramer check on the floodplain and if Aux Sable Creek recommendations may need to be in the annexation agreement language. MPI's infrastructure could accommodate this property. MPI's annexation agreement states recaptures will be paid at final plat, per Dan Kramer's question.
